Buyers will keep finding homes on the portals. Vendors and landlords choosing an agent search Google: “free house valuation near me”, “best estate agents in my area”, “letting agent fees for landlords”. We help your agency show up for those searches. Branch by branch. Street by street. SEO from £400 a month, local SEO from £250.
The portals are where buyers and tenants look at property, and that won’t change. But the people who decide whether your agency grows are vendors and landlords, and before they invite anyone round, they search. They want a valuation, they want to know who sells in their street, and they want to know what it costs.
Most of the time, that search is answered by someone else: a portal’s “find an agent” page, a directory, an online agent, or a branch page from a chain with dozens of offices. Google even suggests searches for independent estate agents who aren’t on the big portals, which tells you vendors are looking past them.
SEO for an estate agent isn’t about property listings. It’s about three things:
“Estate agents” searches by city, with monthly UK volume bands and difficulty ratings from Ahrefs (October 2026).
| Search | Monthly searches | How hard to rank |
|---|---|---|
| estate agents manchester | 100+ | Hard |
| estate agents liverpool | 100+ | Hard |
| estate agents preston | 100+ | Hard |
| estate agents chester | 100+ | Hard |
| estate agents birmingham | 100+ | Medium |
| estate agents prestwich | Under 100 | Not rated |
And these are some of the searches Google suggests as people type, in the UK, in October 2026. Autocomplete tells us people make these searches, not how often:
The head terms are hard. Ahrefs rates “estate agents” with Manchester, Liverpool, Preston and Chester as Hard. Going head to head with the portals and national chains for those is a long game.
Valuation searches are where vendors start. “Free house valuation near me” and “estate agent valuation near me” are made by people who are thinking about selling. A valuation page for each area you cover, with a short form, is built to catch them.
Vendors search by street and suburb. Allerton Road, West Derby, the city centre. An agent with a genuine page for each patch, written by someone who knows it, has something a portal page doesn’t.
Vendors research agents before they call. “How to choose an estate agent”, “estate agent fees”, “reviews”. Honest answers to those questions put your name in front of vendors before they’ve picked a shortlist.
If you searched “SEO for estate agents” to find this page, Google fills in the rest as you type, with suggestions like “seo agency for estate agents”, though most of them are aimed at American real estate agents. We don’t have a reliable monthly figure for that search, so we won’t make one up.
In October 2026 we searched for estate agents in Manchester, Liverpool and Preston and looked at the 29 results that came back. Then we checked the agency pages that ranked. The samples are small, so treat these as what we found, not as figures for every agent.
The lesson for an independent agent: the pages that win are written for a place and a question. You know your streets better than a chain does. SEO is how you show it.
Google says local results are “mainly based on relevance, distance and popularity”. A branch can only be close to so many people, so the work goes into showing Google, and vendors, that you’re the agent for these streets.

For agents who mainly want each branch to show up on Google Maps.
£250from, a month
Both run on a 6-month minimum, because SEO takes a few months to build. After that it’s month to month. We’ll give you an exact price once we’ve seen your site, your branches and the agents around you.
Wrapd isn’t an estate agent, but it’s a local business that depends on people getting in touch. We rebuilt their website around enquiries and rebuilt their Google Ads around the new site. Their conversion rate doubled, their cost per enquiry halved, and they had 338 more leads than the same period the year before. For an agent, that enquiry is a valuation request, and we work towards it the same way.
“They’ve built us two cracking websites, a custom questionnaire for our backend, and have been a huge help with SEO and Google Ads/PPC. Since working with them, the quality and consistency of our leads has massively improved.”
If your website is a property search with a logo on top, and the valuation form is hidden on the contact page, SEO is pushing uphill. We build estate agent websites around the valuation request, with area guides and landlord pages built in. £1,000 to start, then from £200 a month for 12 months. After that, the website is yours. Not for property listings, and it doesn’t need to. Buyers and tenants will keep using the portals. SEO is about the vendors and landlords who decide whether your agency grows: the people searching for a valuation, an agent in their street or what an agent costs. Those are searches a local agent with good pages can win.
For the broad searches, very. Ahrefs rates “estate agents” with Manchester, Liverpool, Preston and Chester as Hard, and Birmingham as Medium. In our own checks, portal pages, directories and multi-branch agencies took most of the results. That’s why we start with valuation searches, your streets and the questions vendors ask, where an independent can pull ahead.
Yes. Each branch gets its own Google Business Profile and its own page on your website, with its own address, team, hours and reviews. That gives each branch its own chance in the map results around it.
Yes. Landlords search differently from vendors, for things like “letting agent fees for landlords”. Your lettings and property management services get their own pages, so you can show up for landlord searches as well as sales.
That’s exactly what we aim it at. Valuation requests are what we report on every month, alongside rankings and visitors. It builds over months, not weeks, which is why there’s a minimum term.
Your SEO is carried out by our specialist SEO partner and managed by us. You deal with Dan and Jordan, two experienced specialists who agree the plan with you, check the work and report back every month. Hands-on, and honest about what’s working.
No, and we don’t guarantee rankings. Nobody controls Google’s results, and anyone who promises first place is guessing. We promise honest work, clear reports and effort pointed at the searches that bring you instructions.
SEO is from £400 a month and local SEO from £250 a month, on a 6-month minimum, then month to month.
No hard sell. Just an honest conversation about your agency. We’ll check your website, your branch profiles and the agents around you, and tell you plainly which searches we’d go after first. It’s over video, so fit it in between viewings.
